"This is a developer spec built 2008 built/2010 remodeled, 5 bedroom/5 bath/2 half bath, 7,940 sq ft single family home on 2.63 acres with 2 car garage. It sold as a bank short sale on 7/2/10 for $5.5M/$757 sq ft. The buyer did some minor remodel work then turned around and put it back on market at $11.85M. Even at sold price $7.8M, a tidy profit."

"Comparing MLS data for the last four Januaries, broker Tim Estin with Coldwell Banker Mason Morse found increases in both dollar volume and number of transactions every year. This January saw more than four times the number of sales in the upper Roaring Fork Valley (Aspen, Snowmass Village, Woody Creek, and Old Snowmass) than in January 2009. And dollar volume has gone up appreciably: 14 percent in January 2010, 145 percent in January 2011, and 24 percent in January 2012." March 11, 2012, Aspen Business Journal.

Feb 2012 Aspen Snowmass Sales: Weaker Aspen specific property sales in Feb. 2012 versus strong sales in Jan 2012...In spite of building positive US economy news with Wall Street indexes hitting prerecession highs, manufacturing on the rise and a growing sense consumer confidence that the recovery this time has legs, there was a dramatic fall off sales activity in Feb. 2012 - in Aspen specifically - compared to the prior month, Jan. 2012, and the prior year, Feb. 2011.

"Coldwell Banker Mason Morse Aspen real estate broker Tim Estin, who publishes a quarterly analysis of upper valley real estate sales, reported in his 2011 year-end report [The Estin Report] that the Aspen and Snowmass real estate market was up 15 percent in dollars and 25 percent in unit sales over 2010. (Estins analyses also include Woody Creek and Old Snowmass, but exclude fractional sales and all transactions under $250,000.)"..."The prevailing attitude is that 2012 is a significant turnaround year and if you dont get in now you have missed out on some sort of bottom, he added. Even with continued price pressure buyers will have missed out on some really quality properties."
