"Coldwell Banker Mason Morse Aspen real estate broker Tim Estin, who publishes a quarterly analysis of upper valley real estate sales, reported in his 2011 year-end report [The Estin Report] that the Aspen and Snowmass real estate market was up 15 percent in dollars and 25 percent in unit sales over 2010. (Estins analyses also include Woody Creek and Old Snowmass, but exclude fractional sales and all transactions under $250,000.)"..."The prevailing attitude is that 2012 is a significant turnaround year and if you dont get in now you have missed out on some sort of bottom, he added. Even with continued price pressure buyers will have missed out on some really quality properties."

In the ultra high luxury Aspen home market above $10M, unit sales increased +71% in Q1-Q3 2011 to 12 this year from 7 in Q1-Q3 2010, and +91% in dollar sales to $174.5M this year from $91.5M same period last year. The over $10M sold market represents 16% of the Aspen single family home market. In the first half of the year, there were (11) Aspen home sales over $10M that generated much national media attention. In Q3 2011, there has been only (1) Aspen home sale over $10M.

As is typical now at the end of summer and early fall, the number of Aspen Snowmass properties under contract surged last week. Sellers are more motivated to sell before the onset of winter, and buyers are now making their moves to secure properties to be ready for the Holidays and winter season.
